FLEMINGTON, NJ (Oct. 8, 2024) – Downtown Flemington’s headed in exactly the right direction.

Once a key, weekend destination in western New Jersey, the Hunterdon County community’s fortunes are on the rise again, as highlighted by a recent Sheldon Gross Realty transaction as well as another of the company’s listings. Immediately adjacent to the downtown, in the Transitional Residential District – where businesses cannot be located – President Marcy Gross and Senior Vice President Jonathan Gross recently brokered the sale of a two-story carriage home at 3 Pennsylvania Avenue.

Purchased for $280,000, this residential property is immediately adjacent to 2 Main Street, a 4,000-square-foot commercial building currently listed for sale or lease by Sheldon Gross Realty. Dating to 1890 and renovated in 2017 – with some additional interior upgrades now nearly completed – the structure is located within the Downtown Business Zone. It’s just steps from Flemington’s Main Street Redevelopment, a tree-lined zone in which more than half the buildings are on the National Historic Register.

“Everyone in the area knows Flemington’s growing – people move in and revitalization ramps up,” Jon Gross says. “Whenever a property sells right near the downtown area, or when a significant commercial location is available, it confirms that positive change is well underway. People see the transformation taking place and are eager to invest in properties so they can be part of it.”

In keeping with the tone of the buildings near it, 2 Main Street – formerly a restaurant – would seem ideally suited to be another restaurant, bakery, café, thrift shop, or an office. It’s located just steps away from hotels, office buildings, and all the activity of Main Street – including the historic, 100-room Union Hotel, which is part of the downtown’s Courthouse Square redevelopment. The hotel’s ground floor will house Union Steak, a fine dining steakhouse from celebrity chef David Burke scheduled to open in 2025.

“I actually live nearby, so I’ve been watching the overall level of local activity increase,” adds Jon Gross. “It’s exciting that with each passing month, Flemington becomes more vibrant. Whenever someone purchases a residence or opens a business, the entire community benefits.”

Surrounded by rolling countryside, Flemington is just minutes from multiple vineyards and farms. Only 10 miles from the Delaware River and Pennsylvania beyond, it’s a 70-minute drive from Center City Philadelphia and 90 minutes from Midtown Manhattan.

The county seat for Hunterdon County since 1785, Flemington has a current population approaching 5,000.
