In $10.5-million deal, historic East Orange haven
for artists and entrepreneurs is sold

EAST ORANGE, NJ (Jan. 15, 2026) – A historic East Orange site, which during the past two decades has served as a haven for local artists and entrepreneurs, has been sold for $10.5 million. The transaction was brokered by Sheldon Gross Realty President Marcy Gross, Controller Theresa Davis, and Vice President Eric Weston, all of whom represented the seller.
Located at 356 Glenwood Avenue and known as “Manufacturers Village,” the four-acre property features five distinct buildings with 104,000-square-feet of combined space. The structures have been divided into about 40 units or studios that serve as operational bases for artists, photographers, designers, woodworkers, sculptors, and an assortment of small businesses.
Constructed in the 1880s as the original headquarters for the company that would become Johnson & Johnson, the property was first designated as Manufacturers Village during the early 1900s. It was then that multiple small businesses began utilizing the location.
